New build homes offer a fantastic array of advantages over older properties, says John Scott, Sales and Marketing Director at Spitfire Bespoke Homes. Here, he discusses his top five:

Modern layout
Every Spitfire home is carefully designed to suit the way we live today. Period properties can often look appealing on the outside, but inside the rooms are small and dark, and the layouts impractical. However, with a new Spitfire home, the architectural style of each residence is bespoke to its individual location, from authentic limestone houses in the Cotswolds, to traditional thatched cottages in the countryside, giving them all the character of a period property. Internally, however, they are undeniably modern, with open-plan living spaces, en suite bathrooms, ample storage, and huge amounts of natural light.

Superior specification
The average cost of upgrading an older home to the same specification as a new build property is close to £45,000. At Spitfire, high specification comes as standard, and we pride ourselves on finishing every home to the same high standard regardless of its size, using top quality materials, fixtures and fittings throughout. Every kitchen is individually designed for each house, with top-of-the-range integrated appliances, and every bathroom has Villeroy and Boch sanitary ware with chrome Hansgrohe fittings.

Energy efficiency
A new home is not just environmentally-friendly, but purse-friendly too, costing approximately half as much to heat as a Victorian home. Security and peace of mind
Few things in life are more important than having somewhere safe and secure to call home. So, for peace of mind, all of our homes are fitted with a selection of security features that would not necessarily be found in an older property. Where appropriate, we may install automatic electric gates at the entrance to a development or individual homes, wiring for CCTV, PIR sensors to external lighting, alarm systems, or multi-point locking external doors, helping to put minds at ease whether at home or away.
